Property Valuation

Often the most difficult part about selling Annex Toronto real estate or homes here in the Moreno Valley is figuring out what to charge for it. Sometimes we have an inflated sense of what the house must be worth based on how much we need to buy our new homes or on the good memories we have of living there. Other times we have a deflated sense of what we can expect to get because of dire predictions regarding the real estate market in the news. One way to find out for sure is to get a property valuation.

A property valuation, otherwise known as a real estate appraisal or a land valuation, is a process in which a professional appraiser visits your property and gives his or her educated opinion on the market value of the home based on what other similar Pickering homes have been selling for. It should not be confused with a property assessment, which is usually done by the city or county (whether you want one or not) and determines how much your property taxes will be.

In order to assess what your home might be worth, the appraiser will visit and inspect your property. The state of repair your home is in will determine, in part, its worth, as will the property's size, its location, and whether its fixtures and fittings are in vogue. The appraiser will combine the results of an inspection with statistical figures on the prices of resale condominiums in Toronto in the past weeks and months to arrive at an estimate of what a buyer might be willing to pay for your home. This is known as market value.

When you're hiring a property appraiser, be very careful. In many areas no license is needed to go into business in this field, so the figure you are quoted might actually end up being a wildly inaccurate assessment of your London, Ontario real estate's value. As your real estate agent for advice on finding one and check your potential choices out with the better business bureau to see if there have been any complaints. If you're very dissatisfied with the results, you can get a second opinion.

You might be wondering, given the risks, whether it's worth it to get an appraisal done. Why not just make up your own figure for the Mississauga listings? The reason assessments are worthwhile is that for the price of a hundred or so dollars, your buyers get to trust that you're not inflating the value of your home.
